How buying off-plan works in Abu Dhabi

Buying a home before it is built sounds scary the first time. It is actually a clear, step-by-step path with the government watching over every stage. Here is the whole journey, start to finish.

What "off-plan" means

Off-plan simply means you are buying the home before it is finished being built. You pick your unit from the plans, pay in stages while it goes up, and get the keys on handover. Most homes sold in Abu Dhabi today are bought this way.

The big advantages: you pay in easy instalments instead of all at once, you lock in today's price, and you get first pick of the best units.

The journey, step by step

1. Reservation

You choose your unit and sign a short reservation (booking) form. You pay a small booking deposit to take the unit off the market and hold it in your name. Nothing is final yet, but the unit is now yours to move forward on.

2. The SPA (your main contract)

Next you sign the Sale and Purchase Agreement, or SPA. This is the real contract. It spells out your unit, the exact price, the payment plan, the handover date, and what the developer must deliver. Read it, or have someone read it for you, before you sign. Once both sides sign, the deal is legally set.

3. Government registration (ADREC)

Your purchase is registered with ADREC, the Abu Dhabi Real Estate Centre, on its official system (DARI). This puts your name on the government record as the buyer of that unit. It is your proof of ownership while the building goes up, and it is what protects you.

4. You pay in stages

You follow the payment plan in your SPA. For Reeman Residence 01 that is a 25/75 plan: 25% spread across the build, and the remaining 75% at handover. Every payment you make goes into a protected escrow account, not straight to the developer (see our escrow guide).

5. Construction milestones

The building goes up in stages. The developer can only draw your money from escrow as real construction progress is proven, so your payments are tied to actual work getting done.

6. Handover

When the building is finished and approved, you get the keys, make your final payment, and the home is registered fully in your name. Reeman Residence 01 is planned for handover in Q2 2027.
